The property market in Ulm and Neu-Ulm is set to stabilize slightly in 2025 following the turbulent developments of recent years. While property prices for condominiums in Ulm currently average around EUR 4,800 per square meter, new builds in good locations are already going for up to EUR 5,300 per square meter. In Neu-Ulm, the price level is somewhat lower: here, buyers pay an average of around EUR 4,200 per square meter, which makes the city particularly attractive for families and investors.
In recent years, rising interest rates have initially curbed demand, but Ulm's real estate market has proved resilient. New construction projects are currently ensuring a growing supply, which is easing the tense situation somewhat. At the same time, demand remains high, especially in central districts such as Ulm's old town, Söflingen and Neu-Ulm-Pfuhl.
Experts expect a further differentiation between locations and property types in 2025. Condominiums in central locations are likely to remain more expensive than average, while prices in peripheral locations and as a result of new construction projects could ease slightly. Sellers will benefit from stable values, while buyers will have a better chance of finding the right property due to the growing variety of properties on offer.
