🏠 Paid off the loan - and now?
Then it's time to take care of deleting the land charge in the land register. 🔍
But when is it really worth it - and what costs are involved?
💬 Here are the most important facts for owners 👇
📘 What is a land charge?
The land charge is your bank's security for as long as your loan is outstanding. It remains entered in the land register until you have it deleted.
📅 When should you have the land charge deleted?
✔️ When the loan has been repaid in full
✔️ If no new loan is planned
✔️ If you want to sell your home
🖋️ This is how the deletion works:
1️⃣ Your bank issues you with a deletion permit.
2️⃣ A notary submits the application to the land registry.
3️⃣ The land charge is officially deleted.
💶 Costs of the deletion:
Calculate at around 0.2-0.4 % of the registered land charge.
➡️ Example: For a land charge of €200,000 = approx. €400-800 for the notary
