Neuss Real Estate Market Q1 2026 – Prices & Trends

The Neuss real estate market in Q1 2026 appears significantly more stable and dynamic at the start of the year than in previous quarters. Demand for high-quality residential properties remains strong, particularly in sought-after neighborhoods such as Gnadental, Grimlinghausen, and the Stadionviertel. At the same time, time on the market is noticeably shortening, while prospective buyers are becoming more active in the market again. This creates new opportunities for owners, buyers, and investors—but also places higher demands on pricing strategy, location assessment, and market knowledge.

As real estate agents in Neuss, we are observing a consistently stable demand for single-family homes and modern condominiums, particularly in the city’s southern residential areas. The proximity to Düsseldorf, the good infrastructure, and the high quality of life along the Rhine Bend remain key location factors.

The Neuss real estate market at a glance

The Rhine District of Neuss continues to benefit from its strong position between Düsseldorf, Cologne, and Mönchengladbach. According to the latest 2026 market report, the district is now home to approximately 457,000 residents, while purchasing power, with an index value of 110.6, remains above the national average. At the same time, the vacancy rate remains low at just 1.3 percent.

Neuss, in particular, is increasingly becoming a sought-after residential location for commuters and families who want to combine urban life with residential areas close to nature. The southern districts in particular benefit from their proximity to the A57, the fast connections to Düsseldorf, and the high-quality recreational and leisure areas along the Rhine and the Erft floodplain.

The current focus is particularly on:

  • Gnadental with its spacious single-family home neighborhoods
  • Grimlinghausen as a quiet residential address near the Rhine and Erft
  • the Stadionviertel with its central location between downtown and green spaces
  • residential areas around the Jröne Meerke and the city forest
  • high-quality neighborhoods with good connections to Düsseldorf

The number of listings on real estate portals declined in the first quarter of 2026. At the same time, the average time on the market for residential properties shortened significantly. This points to a resurgence in market activity and greater certainty of closing compared to the years 2023 and 2024. 

Purchase Prices in Neuss Q1/2026 — The Numbers

Current figures show that the real estate market in the Rhein-Kreis Neuss is back on a growth trajectory. Condominiums and high-end single-family homes in particular saw year-over-year increases.

For existing apartments, the average purchase price in 2025 was around 3,160 euros per square meter. Newly built apartments averaged approximately 5,274 euros per square meter. Compared to the previous year, this represents price increases of 5.3 and 1.4 percent, respectively.

In the segment of single-family and two-family homes, the average purchase price rose to around 474,853 euros. Condominiums averaged around 259,528 euros per transaction. Particularly noteworthy: The transaction volume for condominiums rose by nearly 30 percent year-over-year.

In Neuss itself, there are significant differences between the individual micro-locations:

  • Gnadental is now clearly one of the premium residential areas in the city
  • In the Stadionviertel, prices remain stable due to limited availability
  • Grimlinghausen benefits from natural living qualities and good transportation connections
  • Modernized existing properties command significantly higher prices per square meter than unrenovated properties
  • Energy efficiency standards and lot sizes are becoming noticeably more important

According to the market report, Selikum and Gnadental are now officially among the most exclusive residential areas in Neuss. Spacious lots, high-quality new construction, and proximity to a golf course, the Erft riverbank, and parks characterize the market environment.

Rental Prices in Neuss Q1/2026

The rental market in Neuss also remains tight. Demand for modern rental apartments continues to exceed available supply, particularly in central and high-end locations.

Existing apartments reached average rental prices of around 10.91 euros per square meter in 2025. New-construction apartments averaged as much as 14.00 euros per square meter. Particularly energy-efficient new buildings with balconies, underground parking, or Rhine riverfront locations sometimes command even higher rents.

In the Stadionviertel, we observe consistently high demand from:

  • commuters working in Düsseldorf
  • medical professionals working around Lukas Hospital
  • older owner-occupiers who want to live close to the city center
  • investors focused on stable rental potential

Grimlinghausen and Gnadental, on the other hand, increasingly appeal to families looking for larger living spaces, garden space, and a quieter living environment. Properties with quick access to the city center, proximity to schools, and good public transportation connections via the B9 and A57 remain particularly in demand.

Trends, Drivers, and Outlook

Several factors are currently influencing the development of the real estate market in Neuss:

  • decreasing uncertainty regarding financing decisions
  • persistently low new construction due to declining building permits
  • high demand for energy-efficient properties
  • strong demand for housing in the Düsseldorf area
  • limited supply in premium locations

The number of building permits in the Rhine District of Neuss fell to its lowest level in recent years in 2024. At the same time, North Rhine-Westphalia expects construction activity to rise again in 2025.

In practice, however, it is already evident today that good residential areas with modern housing stock remain scarce. In particular, properties with energy efficiency class A or B, heat pumps, solar panels, or high-quality renovations continue to see above-average demand.

The residential area map in the market report also confirms the increasing differentiation within the urban area. While Gnadental is now clearly classified as a premium location, neighborhoods such as Grimlinghausen and the Stadionviertel are increasingly benefiting from their combination of infrastructure, recreational value, and quality of life. 

What does this mean for sellers and buyers?

For owners, the current market environment once again offers better conditions for successful sales—provided that pricing strategy, marketing, and targeting are on point. Particularly high-quality single-family homes and modernized condominiums are once again seeing significantly higher demand.

At the same time, buyers benefit from the fact that the market currently appears more rational and transparent than during the high-price phase of 2021/2022. Nevertheless, quick decisions remain crucial in sought-after micro-locations.

Anyone wishing to realistically assess the current market value of their property should consider the following factors in addition to comparable prices:

  • Micro-location within the neighborhood
  • Energy efficiency standard and level of modernization
  • Lot size and orientation
  • Transportation access and infrastructure
  • Demand profile of the target group
